Reporting directly to the FMO Operations Manager, the Building Operator is responsible for participating in and executing tasks and plans related to energy and sustainability. Duties will include ongoing maintenance, monitoring, observation, implementation and support of new initiatives. Under the direction of the FMO Operations Manager, the Building Operator will coordinate, manage and inspect work and services provided by the subcontractors and/or service providers.
Respond to environment/comfort complaints
Perform shift tours and log readings
Start-up/shut down and preventive maintenance on major building equipment
All water treatment duties
Diesel, fire alarm, life safety tests
Filter changing, belt changing
Perform minor repairs including: replace washers, faucets, sinks, clear toilets and drains, clean grease traps and sumps, re-pack valves, replace lamps, reset breakers
Order and maintain supply inventory
Oversee work performed by sub-trades
All types of general building maintenance and repair
Electrical trouble shooting and minor repair
Maintenance and minor repairs of wiring devices and conduit
Maintenance and minor repairs of motor control centres, switches, breakers and switchboard components, fixtures, branch circuit wiring, transformers, capacitors, transfer schemes, electrical and pneumatic control devices
Perform daily regular duties, equipment adjustment and minor plumbing repairs
Utilize BAS system
Other tasks as agreed upon by the client & Black & McDonald
