The Role:
Lead the process of implementing new property management software across the entire portfolio
Handle administration of the Property Manager office including answering phones, processing emails, managing documents and filing
Forecast requirements, prepare an annual budget and maintenance plan for each building, schedule expenditures, analyze risks and variances and initiate corrective action
Responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, fostering successful business relationships and managing direct reports
Manage tenant contracts, collect rents, manage security deposit collection and refunds, prepare cheques, pay bills and Building Managers in a timely manner and serve notices to vacate
Maintain buildings by inspecting vacant units, contracting for maintenance services (including spring parking lot cleaning, annual lawn maintenance and snow removal) and responding to emergencies
Support Building Managers by approving all expenditures, assisting with tenant complaints, enforcing occupancy policies and procedures, and managing building maintenance
Support tenant improvements by organizing tradespeople with the support of a project manager
Lead and manage human resources initiatives and activities for direct reports including coaching, recruitment, onboarding, performance management, employee development, employee recognition and general support
