Daily supervision of the caretaking team in all aspects of maintenance management of the apartment buildings.
Developing methods and schedules for facility maintenance.
Developing methods and procedures for the handling of keys for all rental properties.
Responsibly handling emergency situations calls for repair and maintenance.
Taking part in developing maintenance policies and standards for Saskatoon Housing Coalition.
Planning daily tasks and delegating them to the caretaking team.
Have a good understanding of basic thermostat, plumbing, electrical and mechanical issues.
Effectively manage resident and property management requests for caretaking.
Work collaboratively with other caretakers to support all maintenance needs throughout all Saskatoon Housing Coalitions owned property assets.
Complete move out walk throughs with Program Coordinator to estimate for repair costs and time.
Minor plumbing maintenance and repairs.
May be required to perform basic maintenance on kitchen appliances, washers and dryers.
Move out cleans of rental properties and/or appliances as required.
Testing of smoke detectors and keypad deadbolts, changing of batteries and/or replacement of smoke detectors and deadbolts as needed. Use of heat guns to thaw frozen doors and/or locks.
Notify and execute and report maintenance of apartment units (quarterly inspections, fire alarm checks, filters, duct cleaning, etc.). Replacement of furnace filters as required.
Overall site cleanliness management and landscaping maintenance, including but not limited to the weed control, seasonal sprinkler blowouts, exterior waterline checks, etc.
Maintain equipment/tools.
Enforce and follow site safety rules to minimize work-related accidents and injuries.
