1. Listing Management: Prepare paperwork, obtain signatures, coordinate photos, staging, cleaning, repairs, signage, keys, and lockbox etc.
2. Marketing & Lead Generation: Create and distribute marketing materials, including videos, flyers, and online ads. Track and follow up on inbound leads.
3. Client Communication: Provide proactive weekly updates to sellers, respond to listing inquiries, and maintain regular contact with clients, agents, lawyers, and lenders etc. related parties.
4. Transaction Coordination: Oversee all aspects of buyer and seller transactions from contract to closing as per process instructions, including mortgage, appraisal, inspections, and legal compliance etc..
5. Closing & Possession: Schedule and attend closing dates, coordinate moving schedules, and ensure a smooth transition for clients.
6. Rental Property Management: Handle tenant move-ins/outs, lease agreements, rent collection, new rent ads, potential tenants recruiting& assessment and maintenance requests.
7. Conveyancing Support: Prepare and manage legal documentation, liaise with lawyers, and ensure timely completion of transactions.
8. Broker Management: Oversee daily brokerage operations, ensuring compliance with regulations and company policies; manage financial aspects, including broker fee and commission tracking.
9. Business Development: Identify and pursue new business opportunities, including networking and partnerships; develop and maintain relationships with potential investors, developers, and corporate clients; research market trends, competitor activities, and growth opportunities.
