Caretaker Duties & Responsibilities
Building Maintenance:
Inspect common areas (hallways, stairwells, elevators) for hazards and repairs.
Address minor plumbing issues (leaks, clogs), report larger problems.
Check lights and electrical in common areas, report failures.
Monitor heating, ventilation, and air conditioning systems.
Tenant Relations:
First point of contact for tenant concerns, maintenance, or complaints.
Distribute building notices and updates.
Report tenant disputes or noise complaints to management.
Common Area Upkeep:
Clean lobbies, hallways, stairwells, and shared spaces.
Manage trash disposal, ensuring proper tenant practices.
Maintain floors (vacuum, mop, polish as needed).
Care for exterior green spaces (watering, trimming, lawn care).
Security & Safety:
Ensure building doors lock properly, monitor for unauthorized access.
Maintain fire extinguishers, emergency exits, and lighting.
Check cameras and intercoms if applicable.
Administrative:
Record tenant complaints, maintenance requests, and repairs.
Distribute and check pest traps monthly.
Schedule and oversee contractors and service providers.
Health & Environment:
Set pest traps and check regularly.
Inspect for mold or moisture and address issues.
Emergency Response:
Respond to leaks, power outages, or alarms.
Know evacuation routes and assist if needed.
Document incidents such as accidents or damage.
