The Vacancy Coordinator assesses/maintains the safety and security of properties by following the Residential Standards and Codes, as well as Occupational Health and Safety standards.
Scope of Work:
-Effectively assess the working order of all components of a vacant unit, like structure, mechanics, site, and cosmetics.
-Coordinate necessary work or corrective action.
-Coordinate requests for occupied work through appointment with the tenant, or communication with maintenance and site caretakers.
-Coordinate occupied work between tenants and contractors to ensure there is minimal interruption to the tenant(s).
-Follow-up on coordinated vacancy and occupied work to verify completion.
-Timely communication with the Saskatoon Housing Authority personnel regarding vacancy conditions, turnaround, contractor/staff work coordination, lock changes, and showable dates.
-Undertake new contractor recruitment to meet the changing needs of the Saskatoon Housing Authority regarding vacancy and occupied work.
-Maintain and communicate reports, files, records, and logs related to vacancy and occupied work.
-Coordinate vacancy turnovers in the shortest possible timeline.
-Enter information into master key books regarding lock changes, and ensure books are current.
-Assist with insurance reports, document scope of work, contractor's quotes, follow-up, and verify work completion.
-Provide a monthly list of security checks.
-Grade 12 or equivalent (five years of experience in general maintenance and property management).
-Comprehensive knowledge of Access and Microsoft software, including computer entry.
-Working knowledge and experience dealing with the Residential Tenancies Act and Occupational Health and Safety regulations.
