NICOR Community Management Inc. (NCM) is looking for a motivated, energetic, self starter to join our team. This individual must be organized and able to work independently in a fast paced environment. The successful candidate will have strong communication skills, both verbal and written and is required to work flexible hours.
General Duties:
Delivering all services set out in the NCM Condominium Management Contract between NCM and the customer including: Managing the condominium community under the direction of the Board, relationship management with Board and Owners, ensuring compliance with Board policies and ensuring that NCM procedures are followed.
Specific Duties:
A. Financial
-Establish budget requirements
-Monitor budget
-Keep Board informed and get necessary approvals for overruns
-Approve PO's and invoices
B. Physical
- Supervise Site Manager
-Ensure prompt response to service requests
-Ensure that Matters For Follow-up that arise out of meetings are completed and reported to Board
-Ensure that building maintenance information and records are maintained and updated
-Put Suppliers in place and monitor their performance
C. Governance
-Attend all Board and General Meetings
-Explain processes/recommendations to Boards and obtain decisions
-Recommend and implement Board Policies
-Set measureable objectives to accomplish goals set by the Board
-Ensure compliance with Condominium Property Act and Bylaws
-Bylaw enforcement
